Downsizing and looking for possible trade (Abilene, TX, US) (Abilene, (Abilene, TX, US)

We are wanting to downsize.
Looking to buy a nice, modern 2 or 3 bed, 2 bath house ready to go or possibly might do some remodeling if the price is right.
Might even be looking for a property 1/2 acre or less that is ready to go so we could build a barndominium.
Perhaps looking for a barndominium already built but ready to sell.
We don't much care the location but we would like for it to be near some access to water, river, creek with water, etc.
Doesn't even have to be in the Abilene area.
We have a large house in Abilene we would like to possibly work into a trade if someone needs a big house in good condition with large rooms, great living areas and a lot of storage in the house.
House might even come with custom furniture designed for the space it is currently in because it may not fit into my new home when I find it.
Really nice shop buildings and storage on the property which is 1/2 acre.
Chicken house and run.
Nice neighbors.
House will be sold as is.
Owner is a retired builder so has some great amenities.
We are in the process of building a small guest area or mother-in-law house either for guests or for extra income.
