SUMMARY:
The Mortgage Loan Processor must be able to retain information, utilize the information and have a level of confidence in assembling a loan file from beginning to submission.
They must have good communication skills and the ability to provide good customer service.
The Mortgage Loan Processor is expected to process files accurately and promptly in accordance with the bank and regulatory policy.
JOB DUTIES AND ESSENTIAL FUNCTIONS:
Works as a team member with the Loan Officer.
After receiving the loan application, sets up a file folder and begin to order the documents required for the loan.
Orders the credit report if the Loan Officer has not and uploads the loan through the appropriate automated underwriting system; reads the automated underwriting carefully to gather the correct information.
Orders asset verifications if required.
Reviews bank statements to ensure funds to close.
Reviews average balance and large deposits.
Request source for funds from borrower.
Orders income verifications if required.
Confirms by Verbal verification employment.
Requests paystubs, W-2s, 1099, and tax returns if necessary.
Analyzes the income and completes an income calculation worksheet.
Reviews the sales contract and any amendments to the sales contract.
Orders the appraisal, case number assignment (if applicable), and flood certificate.
Orders the title commitment.
Works with the disclosure desk to complete the disclosures.
Work with the title company on the survey if a new survey is required.
Communicates with Borrower and Loan Officer throughout the loan process.
Uploads documents into the DocV filing system and submits files to Underwriting.
Clears all Underwriting conditions on loans.
Completes the closing instruction worksheet for Loan Officer to review and authorize.
Perform other duties as assigned.

MINIMUM REQUIREMENTS:
High School Diploma or GED equivalent.
2-4 years of Loan Professor experience.

Fully bilingual in English/Spanish.

Proficiency in Microsoft 365 applications.
